New Zoning Measure Aims to Attract Major Employers to Montgomery County

Councilmember Natali Fani-González introduced Zoning Text Amendment 26-05, known as the Job Creation Project, aimed at attracting major employers, encouraging new job creation and supporting economic development in Montgomery County. The proposal would create an expedited development approval process for projects in strategic industries identified in the County’s Economic Development Strategic Plan or for projects expected to generate at least 200 jobs. A press conference announcing the initiative with business and chamber of commerce leaders was held last week.

Under the proposal, qualifying projects would receive a guaranteed hearing before the Planning Board within 60 days after an application is accepted, potentially reducing development review timelines. County officials said the measure is intended to help support projects that include identified anchor tenants and bring jobs to the County while providing more predictable regulatory timelines for businesses seeking to build or expand.

Supporters of the proposal say the changes could help strengthen Montgomery County’s competitiveness by streamlining permitting and encouraging investment from existing and new businesses. The legislation is co-sponsored by several members of the Montgomery County Council, and a public hearing on the measure is scheduled for June 9.
