Per Montgomery Planning: Building on major Montgomery County initiatives—including the 2013 Countywide Transit Corridors Functional Master Plan, Thrive Montgomery 2050 and Vision Zero— Montgomery Planning is initiating the University Boulevard Corridor (UBC) Plan and beginning its public engagement.
This planning effort will be centered on a key three-mile stretch of University Boulevard (MD 193). Throughout this process, Montgomery Planning will strive to understand community needs as they pertain to traffic safety, regional connectivity, environmental sustainability, and economic development. The team will also explore potential opportunities for new infill development, bikeways, and future bus rapid transit (BRT). The team will also consider the potential to create a complete street —a boulevard with wider sidewalks, comfortable public transportation stops and safe access.
Conversations and collaborations with the community are central to the success of this process. We look forward to exploring how to create a sense of place, community, and safety for residents, students, employees, and visitors with you. Our engagement process will involve many opportunities to weigh in virtually and in-person, as the team advances this planning effort.
Corridor plans like the University Boulevard Corridor Plan will help us gradually realize the exciting vision for compact growth, supported by a world class transit system and a safe, comfortable, and appealing network for walking, biking, and rolling.
About the Plan Area
Educational Institutions
There are five Public Schools in the plan area, including three elementary schools and two high schools.
Religious Institutions
Ten places of places of worship are in the plan area.
Demographics
The demographics of the study area, which is larger than the plan area, are very similar to the County’s demographics with a slightly higher percentage of Black residents and a slightly lower percentage of Asian residents.
Residential Development
59.2% of residential development is single family detatched dwellings, and 5.5% is single family attached dwellings.
Multifamily Development
There are five multifamily housing facilities, which consitute approximately 35.3% of residential development.
Non-Residential Development
The plan area has less than 1 million square feet of non-residential development. Approximately 73% of the existing non-residential development was built between 1950 and 1980.
Retail-Commercial Activity
Retail vacancy rates are notably low for both the County and the Plan Area. Retail inventory in the plan area accounts for only 0.8% of the County’s retail inventory.
