Everything You Need to Know About Parking at Rockville Town Square


Parking at Rockville Town Square used to require validation, which has led to plenty of complaints about parking in the development throughout the years. If you’ve been in recent years, you know a few changes have been made to the parking situation, so we’ll help you out the way we previously did for Rio Lakefront.

Q:  Where can I park in Rockville Town Square?

A: The first two hours have been free without validation for a couple years now. You may park in one of the 3 garages at Rockville Town Square – Garage A, B, and C. View the map of Rockville Town Square and the garages here. We recommend parking lot A because you can access and leave the lot from 355 or you still quickly make it to Beall and N Washington St to take you towards the highway and other areas.

The uncovered surface lot off of North Washington Street offers 2 Hour FREE parking for Dawson’s Market and Dry Cleaners customers only. The covered flat lot off North Washington Street offers 2 Hour FREE max metered parking for quick trips or grabbing a quick bite to eat.  Street parking will remain metered through the City of Rockville.

Q: What are the parking garage rates?
A:

  • 0-2 hours: Free
  • 2-3 hours: $1
  • 3-4 hours: $3
  • 4-5 hours: $5
  • 5+ hours: $12

Most of our trips to Rockville Town Square last less than two hours, but if a meal, happy hour, or gather last up to three, it’s just $1. We try to keep it to two and below because it eliminates the 16 additional seconds it takes to stop at the Easy Pay station.

Q: Do participating stores still need to validate my ticket?
A: No – Stores no longer need to validate parking tickets. Parking is free for the first two hours.

Q:  How does the system work?
A: It’s a pretty simple four-step process.

  1. Remember to keep your parking ticket with you.
  2. Parking is free for the first 2 hours.
  3. If you stayed longer than two hours, pay at the “Easy Pay” station before returning to your car.
  4. Insert your paid ticket at the gate exit.

Q: Will cashier assistance be available if I need it?
A: Yes, the Colonial Parking management office will be located in Garage A.  The office hours are 8 AM – 10 PM on Sunday-Saturday and 8 AM to 10PM. In addition, there are intercom buttons at all gated exits and pay stations if you have any problems or the attendant has stepped out of the office.

Q: How can I call the Parking Management Office?
A: The phone number to the office is 240-403-1141.

Q:  What if I lose my ticket?
A: Be careful not to. The system is totally automated, so the only way to exit is with a ticket. The lost ticket fee is the daily maximum of $12, it cannot be validated, and the garage staff cannot modify this requirement.
