Rosenfeld Investments proposal for the redevelopment of Loehmann’s Plaza at 5200 Randolph Rd. in Rockville was approved by  the Montgomery Planning Board on Thursday, November 9.

Rosenfeld Investments proposes to incrementally demolish the existing shopping center and surface parking lot and to redevelop the property with a mix of townhomes and multifamily residential units along with various retail uses. The build-out of the redevelopment is proposed to include up to 710,000 SF of residential use (up to 680 dwelling units) and up to 40,000 SF of commercial use. The residential breakdown includes 107 townhouse units with 2 garage parking spaces per unit plus guest parking, 36 low-rise multifamily units in a high-rise (6-7 story building).

During the initial redevelopment, the applicant proposes to locate a grocery store of approximately 23,000SF in the central part of the existing retail building. Western portions of the shopping center and the existing pad side will continue to operate in the foreseeable future. A new interim pad site is proposed along Randolph Rd. Although presently identified as Phase I, II, and III in current plans, they may occur in any order or be combined. Phase I, which is likely to be first, will initiate redevelopment on the eastern side of the property with up to 53 townhouse units that are organized around a mews and 36 low-rise multifamily units fronting onto Randolph Road.
