20500 Seneca Meadows Pkwy in Germantown has sold for $8.5 million. The property was purchased by The Galiani Brothers through an affiliate, according to Maryland Newsletters.
John and Kirk Galiani are the brothers who founded US Fitness, which operates OneLife Fitness, Sport & Health, and Crunch Fitness clubs. US Fitness has locations here in Maryland, as well as Virginia, Georgia, and Kansas City, Missouri. Their OneLife Fitness center has occupied the first floor of the building since it opened in October 2021, taking over for Healthtrax Fitness & Wellness that operated there previously.
According to the report, the late July deal involved The Galiano Brothers acquiring the 72,800 SF building from Suburban Health Enterprises. “Other, generally health-related tenants, are on the second floor.” The Galiano brothers were previously part owners and franchisees of Golds Gym until they left in 2009. US Fitness will continue to operate OneLife Fitness in the building.
