Back in March 224, we let you know that 255 Rockville Pike, a property in Rockville known as the Rockville Center, was sold via auction for $5.72 million. Now 255 Rockville Pike LLC has submitted an application to redevelop the property with a maximum of approximately 550 multifamily units and a Level 2 site plan applicant for the first phase of redevelopment with approximately 285 multifamily units.
BizJournals previously referred to the building as representing the remnants of Rockville Mall. The vacant office building is comprised of approximately 145,491 square feet, located on approximately 2.5 acres at 255 Rockville Pike, Rockville, Maryland 20850. It includes underground parking for approximately 447 vehicles. According to the online listing by Alex Cooper, It was believed to have been built in 1987 and renovated in 1998.
The application seeks to “transform the Property’s vacant and obsolete building with new residential units while adaptively reusing the property’s existing structured parking.” The application also states that it “will provide much needed housing (including moderately priced dwelling units) within the core of Rockville Town Center, along the Rockville commercial corridor, and Rockville Metrorail/MARC/Amtrak station.”
Phase 1 involves demolishing the office levels in the Property’s existing commercial structure, modifying columns, footings, and the podium slab to permit the adaptive reuse of the Property’s existing structure parking facilities, and constructing a new apartment building with a maximum height of 83 feet for approximately 285 multifamily units.
