DC Metro Area Real Estate Listings Flooding The Market? Not Accurate, According to GCAAR President-Elect Russell Brazil

In the last few days, images of real estate properties available and coming soon in the DC Metro area have been shared indicating that there is a mass exodus from the region. Many local realtors will tell you that’s not the case, and Greater Capital Area Association of Realtors (GCAAR) President-elect Russell Brazil recently shared information to support it.

“There is no drastic change in inventory. Inventory is [almost] half today (5,000 listings) what it was in May 2024 (9,000 listings). Inventory always ticks up after Feb 14th with the start of the Spring selling season. Less people move in the winter. More people move in the Spring. It’s that simple.” Brazil wrote.

Brazil also shared, “I made 8 offers the past month and a half to purchase a home for myself. All no contingencies, all well over list. And the first 7 I wasn’t even close to locking up the properties. It’s a strong sellers market through the metro area except in small pockets here and there.”

Montgomery County, MD: SFH & TH Inventory – 1,788. Population 1,060,000.

Fairfax County, VA: SFH & TH Inventory – 869. Population 1,140,000.

Washington DC: SFH & TH Inventory 967. Population 700,000

Arlington VA: SFH & TH Inventory 385. Population 240,000.

Prince George’s County, MD:  SFH & TH Inventory 984. Population 950,000.

DMV Total Inventory – 4,993. Total Population – 4,100,000.
