JAG Partners Potomac LLC recently acquired a 27,408-SF office building at 10000 Falls Road for $17.375 million, according to paperwork recorded in the Maryland Land Record (first reported by Maryland Newsletters).
Anchored by Bank of America– whose three-decade plus tenancy (since 1993) occupies roughly a quarter of the building– the property fronts Falls Road near its intersection with River Road. Maryland Newsletters added that little office competition in the submarket reflected the building’s strong appeal despite challenging market conditions.
A previous online listing with LoopNet indicated that four leases signed in 2024 had starting rents in the low to mid-$40 per SF range and that the property has had an occupancy rate of no less than 94% since 2019. The building was built in 1974 and renovated in 2008.
