The City of Gaithersburg held a joint public hearing on April 21, 2025 for a Gateway Lakeforest– a plan that proposes to redevelop 481 N Frederick Ave and 101 Lakeforest Blvd with a new 8-story multi-family residential building with up to 410 units and a ground floor commercial use.
The applicant, 417 Development LLC, is the original developer of the Property– having acquired out parcels from the Lakeforest Mall development in the late 1970s. According to the Gateway Lakeforest site plan on klnb’s website, an opportunity for a 21,000 SF anchor grocery store is available pending plan approval. The existing office building at 702 Russell Ave will remain with minor site edge improvements.
According to the City of Gaithersburg, “the Planning Commission’s record will remain open until 5pm May 23, 2025, with recommendation to the Mayor and City Council scheduled for June 4, 2025. The Mayor & City Council’s record will remain open until 5 p.m. June 13, 2025, with policy discussion scheduled for July 7, 2025.
