The City of Gaithersburg has shared that WRS, Inc. submitted Final Site Plan Applications SP-10031-2025 and SP-10084-2025 for Phase 1 and Phase 2 of the Lakeforest Project.
Phase 1 includes storm drain infrastructure and the reshaping of one of the stormwater management ponds for the Lake District. Phase 2 includes the construction of Street One, Street Two and Lakeforest Blvd. The plans are under review and a public hearing has not been scheduled. Additional information on the planned Lake District, according to planning documents: The Lake District is centered around the transformation of the existing retention ponds into a neighborhood park and waterfront community space. The primary goal is to create a vibrant waterfront community that offers activities and amenities that capitalize on the location at the water’s edge. Residents and visitors will have the opportunity to engage in active and passive activities around the edges of the ponds.
A key aspect of the Lake District is the development of a waterfront commercial area. This zone will attract businesses that can take advantage of the picturesque setting, including waterfront retail. In style, the architecture in this district will be more reflective and complementary of the natural elements associated with the existing ponds and vegetation. Lower-scale buildings that utilize a more natural palette of materials will provide a transition from the ponds into the center of the development. Buildings will be developed with an indoor/outdoor appeal, using a coordinated set of materials that tie together the built and natural environments. The northwest corner of Block A may feature placemaking signage that will identify the larger development as one, connected place. The dual storm-water retention ponds serve as the main catalyst of community gathering and involvement within the Lake District.
The open space around Existing Pond A will remain more natural and will be programmed walkways and nature pathways that will encourage pedestrian circulation. Existing Pond B will focus on the interaction of nature with retail and could activate waterfront spaces through a series of landscape elements which may include terraced seating and boardwalks.
An Urban Plaza will be planned as a flexible and active space that can accommodate larger-scale events like farmers markets and performances, with elements such as a stage, a pavilion, and periodic parking. The plaza will also be designed to provide smaller areas that can be enjoyed by individual users and small groups throughout the day and evening.
