New Proposal Would Bring 500 Residential Units, 43K SF of Retail Across Four Buildings to Rio in Gaithersburg

Peterson Cos. has requested schematic development plan approval for up to 500 multi-family residential units and 43,000 SF of retail uses in four buildings located throughout the Washingtonian Center at Rio in Gaithersburg.

According to the proposal, 210 multi-family residential units will be developed in two separate buildings adjacent to the existing Washingtonian Lake. One of the buildings in that parcel of Rio would contain approximately 77 multi-family residential units located between Uncle Julio’s restaurant and the Carousel. The other building in that area of Rio contains approximately 117 multi-family residential units located on the south end of the existing Marriott hotel.

The existing playground on the east side of the lake will also be relocated to the south and towards the lake to allow higher visibility and the construction of transportation improvements. Six stacked townhomes containing 12 multi-family residential units are proposed along Washingtonian Blvd. between the Sodexho office tower and the Leidos office building.

Approximately 257 multi-family residential units and 42,575 SF of retail would also replace the existing 93,000 SF retail building that is currently home to Kohl’s. It would include adding two levels to the existing parking garage located behind the retail area.

Peterson writes, “The addition of residential uses to RIO Washingtonian will support and enhance the existing retail, office, hotel, and entertainment uses and create a true Live-Work-Play community.” Additional information can be found on the City of Gaithersburg website.
