City of Gaithersburg to Kickoff Master Plan Update ‘Build Gaithersburg 2040’ Later This Month

City of Gaithersburg Staff will provide a brief overview of the Build Gaithersburg 2040 project during two kick-off virtual webinars. The presentation will be identical for both sessions:

• June 24, 2025, at 7 p.m.
• June 25, 2025, at 12 p.m.

The Build Gaithersburg 2040 project is part of the city’s ongoing work to update its Master Plan. The revision will focus on two key elements– the Land Use Element and the Transportation Element– with planning that projects out to the year 2040. Previous updates to these plans were completed in 2011 (Land Use) and 2010 (Transportation).

The project will allow residents and stakeholders to track progress, review informational materials, sign up for updates, participate in surveys, and become involved in outreach efforts. A Master Plan is a comprehensive document that outlines the community’s visions and goals for the future. It serves as a roadmap to guide both public and private actions and decisions. Master Plans are required by the Land Use Article of the Maryland Annotated Code and typically include a wide range of elements such as community facilities, housing, and sensitive areas. While specific building designs or individual retailers are not identified, the plan offers a broad look at defined areas to ensure that future development aligns with an established vision.

In the case of Build Gaithersburg 2040, the focus is on two specific elements of the Master Plan:

• The Land Use Element establishes the mix and types of permissible land uses and the appropriate zoning classifications. This element covers areas designated for residential, commercial, industrial, and mixed-use development. Recommendations may apply to the entire city or to specific neighborhoods or property groups designated by a boundary.

• The Transportation Element outlines strategies for creating a safe and equitable future transportation system. The aim is to provide an efficient network that serves various users, including cars, transit, bicycles, pedestrians, and others.

The Build Gaithersburg 2040 project represents a collective effort to guide the city’s future development and ensure that it meets the needs of its residents through carefully considered planning and community involvement.
