515-Acre Six Flags America Site in Maryland Now for Sale

The former Six Flags America amusement park site in Upper Marlboro is officially on the market, following the park’s permanent closure earlier this month. A flyer shared by Amusement Insider on Facebook shows that CBRE, a global real estate firm, is now marketing the 515-acre property as a major redevelopment opportunity.

Located just three miles outside the Capital Beltway at 13710 Central Avenue, the site once operated as Wild World and later Adventure World before becoming Six Flags America in 1999. It closed on November 2, 2025, ending more than 50 years of amusement park history on the property.

According to CBRE’s listing, the site’s current zoning (AR/LCD) allows for residential and “Legacy Comprehensive Design” development, with potential for mixed-use, retail, industrial, and data-center projects. The marketing materials highlight the property’s “incredible location” and access to major highways including I-95, I-495, I-295, and Route 301, noting its proximity to Washington, Baltimore, and Annapolis. “With its large size and incredible location, the optimal long-term use for the site would likely be a mixed-use development, including low- to mid-density residential, retail and commercial, and industrial or data centers,” the flyer reads.

The property borders the Belt Woods Natural Environmental Area and sits within a largely undeveloped section of Prince George’s County. CBRE’s summary describes the land as a “transformational” opportunity for future growth, with potential to create new housing, employment centers, and even a signature community hub for the county.

Six Flags Entertainment Corporation announced the park’s closure earlier this year as part of a portfolio realignment following its merger with Cedar Fair, the parent company of Kings Dominion. The sale will mark a major redevelopment milestone for the region, and the end of an era for one of Maryland’s most recognizable attractions.
