New Price Record Set in Lakelands and Kentlands as Home Sells Over Asking

A recent home sale has set a new pricing record in Gaithersburg’s Lakelands and Kentlands neighborhoods, underscoring strong buyer demand as the spring market begins to take shape.

The home, located at 730 Turtle Pond Ln. and listed by Melissa Bernstein, sold for $1,565,000 after being listed at $1,550,000, closing above asking price in just one week. The sale surpassed the previous neighborhood record of $1,530,000, which had been shared by both communities. In the Lakelands, the prior high sale occurred in October when a home listed at $1,595,000 sold for $1,530,000. In Kentlands, a May 2022 sale also closed at $1,530,000 after being listed at $1,475,000.

Bernstein said the record-setting sale reflects growing momentum among buyers who have been waiting on the sidelines. Inventory remains tight, and well-prepared homes are drawing immediate attention as more buyers re-enter the market.

According to Bernstein, the home’s overall quality and condition were the most important factors in driving the final price. Buyers are increasingly focused on move-in-ready properties and are willing to pay a premium for homes that stand out as best in class. She pointed to the property’s thoughtful updates, strong presentation, and professional staging, photography, and marketing as key contributors. The lot itself also played a significant role, as the home backs to Turtle Pond, a rare feature that offers privacy and scenic views.

While the home was a similar model to others that have sold recently in the neighborhood, Bernstein said its condition and updates clearly set it apart. The lot location further distinguished it from comparable properties, many of which lack the same level of privacy or setting.

Interest in the listing was immediate and intense. Bernstein said the home sold within a week of hitting the market and attracted more than 20 groups during the open house alone, highlighting how competitive the process was once the listing went live.

Preparation and timing were central to the outcome. Bernstein said planning began well before the home officially went on the market, allowing every detail to be addressed in advance. She emphasized that buyers respond quickly when a home is presented at its best from day one, and that launching at the start of the spring market added additional momentum.

The sale may influence expectations for other Lakelands homeowners considering a move. Bernstein said it demonstrates what is possible when a home is positioned correctly, noting that current market conditions make this a strong time for many sellers.

Whether the sale represents a new long-term ceiling for the neighborhood remains uncertain. Bernstein said markets evolve, but the result clearly shows that buyers are willing to pay a premium for the right home under the right conditions.
