Lakeforest Mall’s long-awaited demolition is officially underway, marking a major turning point for one of Montgomery County’s most recognizable retail sites. Demolition of Lakeforest Mall in Gaithersburg began on Wednesday, April 1, 2026, almost exactly three years after the mall permanently closed its doors on March 31, 2023. Crews had already been working inside the structure in recent months, preparing the long-vacant building for a full teardown. Now, visible demolition signals the official start of transforming the decades-old property into a new mixed-use development.
For many residents, the moment is both symbolic and emotional. Lakeforest Mall served as a central gathering place for generations before its decline and eventual closure. The demolition clears the way for a large-scale redevelopment led by WRS, Inc., which is already beginning to take shape.
The first retail tenants have been confirmed, including a roughly 140,000SF Home Depot, a 23,000SF Sprouts grocery store, and a 15,000 SF boutique Landmark Theatre. The new Sprouts and Landmark will be the second location of its kind in Montgomery County.
The start of retail development will also unlock construction of part of the residential component, with approximately 850 rental units planned above these initial retail buildings.
In total, the broader redevelopment envisions around 1,600 residential units, 750,000 square feet of employment space, 250,000 square feet of large-format retail, and an additional 220,000 square feet dedicated to commercial uses. Plans call for a walkable neighborhood with a wide mix of uses, including restaurants, fitness spaces, boutique retail, and everyday services. Early phases are expected to focus on areas near Montgomery Village Avenue and Lost Knife Road.
Future blocks are designed to include everything from standalone restaurants and dessert shops to a fitness center, salons, medical offices, and additional large retailers. While no official timeline has been announced for full construction, the start of demolition marks the clearest sign yet that redevelopment is moving forward. This project will take several years to complete.
