Plans have been submitted for what would become Royal Farms’ third location in Montgomery County, with a proposed convenience store and gas station slated for 397 Watkins Mill Road in Gaithersburg. This location would be a little more than a mile away from the existing Gaithersburg location.
According to site development plans, the project would sit on approximately 2.83 acres and be divided into two separate lots. The primary lot would include construction of a Royal Farms convenience store, along with a fuel pump canopy, parking areas, internal traffic circulation, and related site improvements such as lighting and landscaping.
A second lot, labeled as “Pad B,” is being reserved for future commercial use, which could include a restaurant or retail space. The layout is designed to allow for shared access, parking, and traffic flow between both lots.
The proposed entrance to the development would come from Town Center Boulevard, with internal drive aisles planned to accommodate customer vehicles, delivery trucks, and emergency access. Plans also note ADA-compliant parking spaces near building entrances and infrastructure to support both the Royal Farms and the future development site.
Landscaping elements outlined in the proposal include street trees, parking lot islands, and perimeter buffers, while lighting would be designed to minimize glare and spillover into surrounding areas. Utilities such as water, sewer, gas, electric, and stormwater systems would be extended to serve the site.
The project is being developed by BP Spectrum LLC. If approved, the location would mark Royal Farms’ third in Montgomery County. The company opened its first MoCo store in Gaithersburg in 2022, just over a mile away from this proposed site, also along Watkins Mill Road. Royal Farms is also preparing to open its second Montgomery County location at the former Sunoco gas station site at 9475 Georgia Avenue in Silver Spring. That location is expected to open very soon.
