Lakeforest Mall Teardown Shows Major Progress as Redevelopment Moves Ahead

Demolition of the long-shuttered Lakeforest Mall is becoming far more noticeable as work continues at the massive Gaithersburg site.

A $1.5 million demolition permit was approved by the city of Gaithersburg in mid-March, and demolition officially began on April 1. The work is expected to be completed by summer, marking one of the clearest signs yet that the long-awaited transformation of the former mall property is fully underway.

Crews had already spent recent months working inside the building in preparation for the teardown, but the latest activity is bringing much more visible change to a site that has sat largely dormant since the mall closed on March 31, 2023. For many in the area, the demolition represents the end of an era for a property that served as a major retail and community hub for decades.

The demolition clears the way for the site’s larger redevelopment into a mixed-use neighborhood. Early plans for the project include major retail, residential, commercial, and employment space, with initial confirmed tenants including Home Depot, Sprouts, and Landmark Theatre. The first phase is also expected to unlock construction of roughly 850 rental units above the initial retail buildings.

In total, the broader redevelopment plan calls for around 1,600 residential units, 750,000 square feet of employment space, 250,000 square feet of large-format retail, and another 220,000 square feet of commercial uses. The vision for the property includes a walkable mix of restaurants, shops, fitness spaces, and everyday services, with early development focused near Montgomery Village Avenue and Lost Knife Road.

As demolition moves forward, local drone company DroneByDro will be documenting the process weekly and plans to produce a completed video showing each phase of the teardown once the work is finished.
