Cuppa Tea Announces Permanent Closure

Cuppa Tea has confirmed that today, Sunday, June 14, will be its final day in business at 838 Rockville Pike in Rockville.

The Hong Kong-style milk tea shop moved into the former Tea-Do X Mochinut space and opened in April 2025, a little more than a year ago. The location was the brand’s second Montgomery County shop, following its original county location at 1112 Taft Street in Rockville.

Cuppa Tea first announced the move to Rockville Pike last year, welcoming customers to the larger space that had previously been occupied by Tea-Do X Mochinut. That business closed permanently in October 2024.

The shop is known for its Hong Kong-style milk tea and fruit teas, while also offering a variety of Taiwanese-inspired food items including bento boxes, egg waffles, curry fish balls, and other snacks. The brand operates more than 800 locations worldwide and entered the U.S. market in late 2021 with locations in New York and College Park.

No specific reason for the closure was provided in the announcement. We are awaiting confirmation regarding what may be planned for the space next and will provide an update if additional information becomes available.
