New spray-painted signs on the Mattress and More Liquidators building in Burtonsville now state that the store’s last day will be October 4, with the same date also displayed on the former elevated 7-Eleven sign at the property.
While the new signage has sparked renewed interest in the long-planned Wawa redevelopment, many Burtonsville residents remain skeptical after years of similar “closing sale” announcements that ultimately led to the date being pushed back. Mattress and More Liquidators previously told us the store would close in October 2025, before that timeline shifted to December 2025. Since then, no final closing date has materialized.
Comments on the Burtonsville 2.0 Facebook group reflected that skepticism, with one resident writing, “They’ve been going out of business for most of my life and I’m almost 40 so…” Another asked, “Does it have a year next to the date?” while another joked, “10/04/2036.”
Although no demolition timeline has been announced, Montgomery County Planning has already approved the project, meaning an October 2026 closure could realistically pave the way for construction to begin.
The redevelopment will replace the former 7-Eleven at 15585 Old Columbia Pike and Mattress and More Liquidators at 15595 Old Columbia Pike with Burtonsville’s first Wawa. The former 7-Eleven closed last year ahead of the project.
Planning documents call for a 5,919SF Wawa convenience store and restaurant, a gas station, 50 parking spaces, up to nine electric vehicle charging stations, landscaped public gathering areas, a new signalized entrance on Old Columbia Pike, improved pedestrian and bicycle infrastructure, and connections to the future Burtonsville to Silver Spring Breezeway.
Forest conservation approvals for the project were granted by the Montgomery County Planning Board in January 2025, allowing the development to proceed once the remaining property is vacated and demolition begins.
