A couple of years after undergoing a major renovation, the Rock Grove shopping center in Gaithersburg is now fully leased on the retail side, marking a successful turnaround for the longtime retail and office property at one of Montgomery County’s busiest intersections.
Located at Shady Grove Road and Route 355, Rock Grove completed a significant renovation in the early 2020s that modernized both its retail strip and adjoining medical office building. The upgrades were designed to increase visibility, improve site circulation, and better position the center for long-term tenancy along the heavily traveled corridor.
One of the center’s anchor tenants is Minerva, a longtime Gaithersburg restaurant that opened in 2007, according to business filings. Minerva first established itself in Northern Virginia with locations that opened in 1998 and 2000 before expanding into Montgomery County. The restaurant describes itself as “unique as an Indian restaurant anywhere in the world,” offering cuisine from as many as six different regions of India, prepared by specialist chefs recruited directly from India. Over the years, Minerva has become one of the most recognizable Indian restaurants in the county.
Luxury Nails is another long-standing tenant at Rock Grove, maintaining a consistent presence both before and after the renovation. Meanwhile, the Dunkin’ Donuts that was once located within the strip center relocated to a standalone building directly behind the main retail row with an added drive-thru.
Since the renovation, Rock Grove has welcomed a wave of new tenants. Qdoba opened in early 2022, taking over a freshly renovated space that was once home to a longtime Jerry’s Subs & Pizza location. AllCare Urgent Care joined the center, followed by Rise Southern Biscuits, which opened its first, and so far only, Montgomery County location in early 2023. Buffalo Wild Wings GO also selected Rock Grove its first of many GO-format locations in the county.
The renovation work, completed by ownership in partnership with Promark Partners, included a completely new facade along the roughly 14,000SF retail strip, featuring larger storefront glass, metal panels, and stone finishes. The retail building was structurally altered to maximize ceiling height and enhance its presence along Route 355. The adjacent office building received a new stone facade, epoxy finishes on upper floors, improved site circulation, and a new exterior stairway connecting the rear parking lot to both office and retail entrances. New signage and public artwork were also added to the property.
At the time renovations wrapped up, ownership noted that additional tenants would be announced in the coming months. With the center now fully leased, Rock Grove stands as an example of how strategic reinvestment and a strong tenant mix can breathe new life into a long-established shopping center.
