Rockville Metro Area Designated for Transit-Oriented Development by State

The City of Rockville has announced that the Rockville Metro station area has officially been designated by the state of Maryland as a transit-oriented development, a move expected to support long-term growth, economic development, and expanded housing opportunities. The designation follows a unanimous vote by the Mayor and Council in December to support the initiative.

Approved by the Maryland Department of Transportation and the Smart Growth Subcabinet, the designation recognizes the station area as a prime location for compact, mixed-use development centered around transit access. The goal is to encourage coordinated planning, infrastructure investment, and redevelopment that promotes walkable communities while reducing reliance on cars.

The Rockville Metro station area includes land surrounding the Metrorail Red Line, MARC Brunswick Line, and Amtrak service, making it one of the most connected transit hubs in the region.

The designation is valid for 10 years and can be renewed. It also makes the area eligible for various forms of state support, including access to transit-oriented development capital grants, revolving loan funds, and competitive advantages in housing and state procurement programs.

City officials have identified the area as a key location for redevelopment that could include housing, retail, office space, and public amenities, while also improving connectivity and accessibility. The designation aligns with broader efforts to promote sustainable growth, expand housing options, and strengthen the local economy.

Officials emphasized that the designation does not change existing zoning or approve any specific development projects. Any future proposals will still go through the city’s standard planning and public review processes.
