Closest Buc-ee’s To Maryland Takes Major Step Forward As $14.8 Million Land Sale Officially Closes

The future Buc-ee’s location that will become the closest to Maryland residents has reached another major milestone.

S.L. Nusbaum Realty Co. announced this week that it has completed the $14.8 million sale of more than 35 acres in Stafford County, Virginia, to Buc-ee’s, officially securing the site for the highly anticipated travel center near Exit 140 along Interstate 95.

The land purchase follows Stafford County’s approval of the project in May after a lengthy public meeting that ended with a 5-2 vote by the Board of Supervisors. As previously reported, the proposed location will sit about 52 miles from Bethesda, making it the most convenient Buc-ee’s for many Montgomery County and other Maryland residents.

Plans call for a roughly 74,000 SF travel center featuring 120 fuel pumps, 24 electric vehicle charging spaces and approximately 830 parking spaces. County officials estimate the project will create about 200 jobs and generate nearly $1.9 million annually in general fund revenue.

While the property transaction has now officially closed, a groundbreaking date and opening timeline have not yet been announced. The Stafford County location is planned at the northwest quadrant of Interstate 95 and Courthouse Road, offering direct access to one of the East Coast’s busiest routes.

The project has generated significant interest since it was first proposed. Supporters have highlighted the expected economic benefits and Buc-ee’s popularity, while opponents raised concerns over traffic congestion and the impact on the surrounding area.

Founded in Texas in 1982, Buc-ee’s has expanded rapidly across the South and Mid-Atlantic and is known for its massive convenience stores, extensive food offerings and famously clean restrooms. Virginia’s first Buc-ee’s opened in Mount Crawford in 2023, while another planned location in New Kent County remains in development.
