Sentinel Real Estate has acquired The Perry, a 297-unit luxury apartment community in Potomac’s Park Potomac development, marking the firm’s second major multifamily investment in Montgomery County in recent years.
Located at 12430 Park Potomac Avenue, The Perry was completed in 2016 by Foulger-Pratt and consists of two five-story residential buildings with 8,610SF of ground-floor retail space. According to Maryland Newsletters, Sentinel purchased the property for $152.6 million through The Perry Apartments LLC and assumed the existing financing as part of the transaction.
The community offers one, two, and three-bedroom apartments featuring granite countertops, designer cabinetry, hardwood-style flooring, stainless steel appliances, open-concept layouts, Nest thermostats, full-size washers and dryers, expansive windows and private balconies in select residences.
Residents also have access to a range of amenities, including a swimming pool with a sun deck, outdoor dining and grilling areas, a fitness center, clubroom with catering kitchen, Zen garden, business center, conference room, entertainment lounge, fenced dog park and dog grooming spa.

The property is within walking distance of Harris Teeter and several restaurants in Park Potomac, while also offering convenient access to I-270, I-495 and River Road. Its location provides connections to employment centers in Bethesda, Rockville, Tysons and Washington, D.C.
The acquisition follows Sentinel’s purchase of the former Aventon Apartments in Gaithersburg in early 2025. That 386-unit community was acquired for $150 million and was subsequently rebranded as Rockwell at Crown.
