The housing market in Montgomery County remained steady in June, with home prices continuing to climb even as the pace of sales stayed close to historical averages, according to new data from the Greater Capital Area Association of REALTORS® (GCAAR).
The median sale price for a home in Montgomery County reached $680,000 in June, a 5.4% increase compared to June 2025. Homes also sold quickly, spending an average of 22 days on the market, one day fewer than a year ago.
Montgomery County saw 1,022 new listings during the month, nearly unchanged from last year with a slight 0.4% decrease.
Across Montgomery County and Washington, D.C. combined, 1,722 homes were sold in June, up 7.1% from the same month last year. While sales exceeded June 2025, they remained just below the five-year June average of 1,778 homes sold.
The combined median sale price for Montgomery County and Washington, D.C. rose to $691,000, a 3.4% increase from a year earlier. That is higher than the greater Washington region’s median sale price of $675,000 and well above the Mid-Atlantic median of $460,000.
GCAAR President Russell Brazil said the local housing market has remained resilient despite recent economic uncertainty. “Despite recent challenges, our region’s housing market remains steady,” Brazil said. “Activity in D.C. and Montgomery County is outpacing that of similar-sized regions throughout the Mid-Atlantic, even with the higher price tags. It’s been an unpredictable couple of years, but this region remains more resilient than ever.”
