An application has been filed with the City of Gaithersburg for the redevelopment of the Rosedale Apartments property into a mixed-income multifamily residential community with 428 units, according to a recent update by the City.
The Final Site Plan application, SP-10336-2026, was submitted on April 22 and covers property on the south side of South Frederick Avenue (MD 355), adjacent to I-370, including three parcels along O’Neill Drive and Nancy Place. According to the City, the proposal calls for 428 multifamily residential units spread across nine buildings, along with associated open and amenity space.
The Final Site Plan follows an earlier zoning and Schematic Development Plan process for the property. That proposal called for redeveloping the existing Rosedale Apartments with a new mixed-income residential neighborhood. City documents describe the existing development as 192 garden-style apartments constructed in 1972.
Earlier plans called for the redevelopment to occur in phases, allowing existing residents to move into newly constructed units before the existing apartments are demolished. Documents submitted as part of the process have described the project as an effort to preserve and expand mixed-income housing while replacing the aging apartment buildings. The previously approved plans also contemplated buildings ranging from three to five stories, along with substantial outdoor amenity space.
