Below is an updated look at the latest retail and dining changes at Westfield Montgomery Mall in Bethesda, including new restaurants, specialty shops, and brand relocations.
- Ay! Mamá Taqueria is now open in the former Falafel Inc space next to Chick-fil-A. The family-owned Mexican restaurant previously operated at Solaire Social in downtown Silver Spring, where it initially opened under the name J&J Mex-Taqueria before becoming Ay! Mamá Taqueria. The restaurant specializes in birria and other Mexican favorites, describing its concept as focused on fresh ingredients and family recipes.
- Hey Tea is scheduled to open later this year in the space previously occupied by Luggage Plus on the lower level. The chain opened its first Montgomery County location in June at 891-F Rockville Pike in Wintergreen Plaza, drawing large crowds with lines that stretched through the shopping center on opening day. The company is widely recognized for specialty teas that combine fresh ingredients, fruit flavors, and its signature cheese foam topping. The menu includes drinks such as Coconut Mango Boom, Triple Supreme Matcha Latte, Supreme Brown Sugar Bobo Milk Tea, Jasmine Milk Tea, and Grape Boom, along with a variety of “boost” tea options.
- Kami Ramen is expected to open this month next to Cinnabon and will offer traditional Japanese ramen bowls, sides, and beverages in a casual dining environment.
- Miniso is set to reopen in its former space on the lower level near Macy’s. Miniso previously operated at the mall before closing in July 2025. Founded in 2013, Miniso is known for offering a wide range of affordable products, including plush toys, stationery, beauty items, home goods, electronics accessories, snacks, and collectibles. The retailer has gained popularity for its licensed merchandise collaborations featuring brands and characters such as Sanrio, Disney, Pokémon, and Harry Potter.
- PacSun is returning to Westfield Montgomery, bringing the California-based apparel retailer back to the mall after closing its previous location in 2023. Founded in 1980 as Pacific Sunwear in Seal Beach, California, PacSun has evolved from a surfwear retailer into a lifestyle brand focused on youth fashion. The chain offers clothing, footwear and accessories for men and women, carrying brands including Vans, Adidas, Fear of God Essentials and its own PacSun label. The company currently operates more than 350 stores nationwide. Pac Sun will be located in the recently closed Windsor space.
- Pollo Campero has permanently closed its location in the food court. The restaurant opened at the mall in July 2024, taking over a space that had previously been occupied by Greek Aroma Grill. Pollo Campero, which originated in Guatemala in 1971, is known for its fried and grilled chicken, along with menu items such as empanadas, yuca, plantains and flan. The chain continues to operate other locations in Montgomery County, including restaurants in Gaithersburg, Takoma Park and Wheaton.
- Pop Mart is now open in the space previously occupied by Squishable. In early 2025, Pop Mart introduced its first Montgomery County vending machine at the mall’s dining terrace, which quickly drew crowds. The machine became especially popular for its Labubu figures, with high demand at times leading to sellouts and temporary shutdowns. The store will hold its official grand opening event on Saturday, September 5.
- Q is returning to Westfield Montgomery after closing its previous location last year. The discount women’s clothing retailer will reopen in the former Forever 21 space. Fashion Q has another Montgomery County location at Westfield Wheaton Mall.
- Shotted is expected to open this fall in the former Gold Bunny Donuts space. The popular Northern Virginia-based Saudi-inspired coffee shop will make its Montgomery County debut at the mall and its second Maryland location following an Annapolis opening earlier this year. An exact opening date has not been announced.
- Wetzel’s Pretzels, will be opening in the next couple of weeks next to the upcoming Kami Ramen, near Cinnabon. Wetzel’s offers freshly baked pretzels, pretzel dogs, pizza bites, and lemonade. The chain opened a location in Westfield Wheaton Mall in April.
- Windsor permanently closed on August 16. It is set to be replaced by Pac Sun.
- Zara is expected to open its new two-level store in December, relocating from its current space in the Nordstrom wing to the former Gap and Gap Kids location. The expanded store will be Zara’s first two-level location in Maryland.
- There have been no recent updates on Esvin’s Bagels and Cafe, a new family-owned bagel shop that was expected to open this summer. The cafe will be located on the lower level across from Kapow Buddy, near the Old Navy and Cheesecake Factory area. In additional to bagels, the cafe plans to offer a diverse selection of beverages and pastries, including aguas frescas and shakes. In June, Esvin’s told us it had received all of its needed permits and was scheduling inspections.
