Work Moves Forward at Future In-Rel Plaza in Downtown Bethesda

A permit was recently issued for $325,440 in interior demolition and fit-out work at 7500 Old Georgetown Road in downtown Bethesda, according to Maryland Newsletters.

The building is part of a larger redevelopment and repositioning effort by In-Rel Properties, which plans to create a new office campus called “In-Rel Plaza” alongside the neighboring 3 Bethesda Metro Center.

In-Rel acquired 7500 Old Georgetown Road in December 2023 when the building was approximately 40% occupied. According to the company, occupancy had increased to more than 80% as of May 2026.

In May, In-Rel announced the acquisition of 3 Bethesda Metro Center, a 388,084-SF office tower located directly above the Bethesda Metro Station. The company said the two neighboring properties will together form In-Rel Plaza, a transit-oriented office campus in the center of downtown Bethesda.

Plans for the campus include significant improvements to 3 Bethesda Metro Center, including a renovated façade, redesigned lobby, 100-person conference center, new fitness center and locker rooms, and other tenant amenities.

In-Rel also plans to improve the outdoor plaza shared by 3 Bethesda Metro Center and 7500 Old Georgetown Road. The company said the redesigned space is intended to become an activated public gathering area serving office tenants and the broader Bethesda community.

The first phase of improvements at 3 Bethesda Metro Center is expected to focus on a comprehensive façade renovation designed to modernize the building and increase its visibility in downtown Bethesda.

Cushman & Wakefield has been retained to handle leasing for the property. Available space at 3 Bethesda Metro Center ranges from smaller move-in-ready suites to full floors and contiguous blocks of more than 50,000 SF.
