King Auto Dealership to Build 94,774 sf Dealership and Service Center Building in Gaithersburg

King Auto Dealership is requesting approval to construct a new 15,725 square foot dealership building, 19,589 square foot expansion of the existing service center and site improvements. The new dealership building and service center building expansion will be located to the south of the Property.

The Subject Property is located at 953 North Frederick Avenue. The Property is 368,868 square feet and contains 94,774 square feet of dealership and service center buildings. The Property is accessible from North Frederick Avenue, Watkins Mill Road and Russell Avenue.

The site improvements include the following:

  • Restripe and reconfigure of the on-site parking spaces;
  • New 2-3 foot height retaining wall located along the southern property line;
  • New underground water and sewer lines to service the building addition and new dealership building;
  • New pedestrian sidewalk connection to Watkins Mill Road; and
  • New stormwater facilities.

The new showroom building will be clad in aluminum composite material and storefront windows on all sides of the building. A textured concrete retaining wall is integrated into the building structure and architecture. The overall height of the new dealership building will be approximately twenty-four (24) feet. The new addition for the service center will be clad in metal panels, new mounted light fixtures and will have an overall height of approximately twenty-six (26) feet. While the elevations show new signage, the signs are shown for illustrative purposes only. A separate sign permit application will be submitted for the final sign details and must be in conformance with the City’s Sign Ordinance (Chapter 24, Article IX).

The Subject Property was annexed into the City of Gaithersburg as part of Annexation Application X-094 on September 19, 1968 as Resolution R-18-68. At the time of annexation, the Property was zoned C-1 (Resolution R-18-68). The Property was rezoned to the C-2 (General Commercial) Zone on December 1, 1975 as part of Rezoning Application X-188 (Resolution R-56-75).

Site Plan History

On March 21, 1977, the Planning Commission approved Site Plan Application S-525 for the construction of a 25,562 square foot car dealership. Site Plan S-525(A) was approved by the Planning Commission on July 21, 1977 for an amendment to the site plan. Site Plan S-525(B) was approved by the Planning Commission on June 17, 1987 for temporary storage of vehicles. Site Plan S-525(C) was approved on June 7, 1989 by the Planning Commission for a 58,200 square foot showroom/service addition building. Site Plan S-525(D) was approved on May 2, 1990 by the Planning Commission for a 5,080 square foot body shop addition and parking spaces for the Lincoln Mercury dealership. Site Plan S-525(E) was approved by the Planning Commission on March 16, 1994 for temporary storage parking at the corner of Russell Avenue and Watkins Mill Road. Amendment to Final Site Plan application AFP-02-052 was approved by the Planning Commission on November 6, 2002 for a new dealership sales/service building and associated site improvements. Amendment to Final Site Plan AFP-03-044 was approved on December 3, 2003 by the Planning Commission to increase the paving area to widen the drive aisle in the parking area at the corner of Frederick Avenue and Watkins Mill Road. Amendment to Final Site Plan AFP-04-006 was approved on April 21, 2004 by the Planning Commission for a sign package. Staff Approval application STF-04-079 was approved by Planning Staff on September 23, 2004 for parking lot restriping and creating stacking lanes. Amendment to Final Site Plan AFP-04-022 was approved by the Planning Commission on July 21, 2004 for revised sign package for the dealership. Amendment to Final Site Plan AFP-06-049 was approved on December 6, 2006 by the Planning Commission for an amendment to the sign package. Lastly, Staff Approval Application AFP-7122-2015 was approved on September 10, 2015 by Planning Staff for renovations of the showroom and offices.
