Strathmore Square Set To Deliver First Two Buildings in 2024

The first buildings at the upcoming Strathmore Square development, designed by Deborah Berke Partners, will deliver early 2024. This project is aimed to develop the Grosvenor-Strathmore Metro station in North Bethesda, adjacent to the renowned Music Center at Strathmore, from a surface parking lot into “a visionary community centered on the arts, culture, a beautiful central open space and bikeways for engaged, healthful living.” The first buildings will consist of a combined total of 220 units across the first two buildings, offering amenities including a pool deck, state-of-the-art gym, sauna, treatment room, and spaces for work, relaxation, and socializing. They will also offer up to 9,000 sf of ground floor retail space. Strathmore Square will ultimately be over 2 million SF of multi-family, office, and neighborhood shops, cafes, and services surrounding a 1.25 acre civic green with ongoing activities, performances, and “serene spaces for connection and enjoyment”, designed by the landscape architect Hargreaves Jones.

Per developers WMATA and FiveSquares Development: The Strathmore Square joint development will create a mixed-use development to transform the Grosvenor-Strathmore Metro Station into a 2.2 million square foot, primarily residential mixed-use development that incorporates open space, public transit, incredible views, and arts and culture.

History: In 2018, Metro and Fivesquares JDA at Grosvenor Metro, LLC (Fivesquares) entered into a joint development agreement to develop Metro’s property at the Grosvenor-Strathmore Metro Station in the North Bethesda area of Montgomery County, Maryland.

Goals:

  • Transform the Grosvenor-Strathmore Metro Station into a 2.2 million square foot arts-focused residential community that inspires engaged, healthy living with Strathmore Center, Rock Creek Park and Metro, at the center
  • A central civic green will include an outdoor stage, kiosks, play areas, and garden spaces for programming, festivals and gatherings
  • Improved pedestrian and bicycle access to the station with enhanced facilities within the site, including a new Bike & Ride facility
  • The first residential building over a below-grade parking structure will offer 220 apartments, including 33 dwelling units and up to 9,000 sf of ground floor retail space

Per Strathmore Square, “Our vision is to create a public place in the heart of Strathmore Square where neighbors and commuters can relax and connect with friends. Our plan includes a 1.25 acre civic park. Our vision is to improve access to Metro and the surrounding community by providing a pleasant experience walking between Strathmore Square and the Grosvenor-Strathmore Metro Station. Our vision for the Strathmore Square community includes small incubator businesses, small local retailers, incorporated into and made part of Strathmore Square to serve the local residents and commuters. Our partnership with Strathmore will bring an arts presence into the Strathmore Square community. From the arts walk to the potential for open-air, public art, performances and sculpture, ground-floor classroom space for artists and musicians, Strathmore Square will incorporate the arts throughout.
