Update on Proposed Derwood Dunkin’

In September we let you know that Dunkin’ submitted a site plan proposing to turn an existing building at 17700 Muncaster Rd. (off of Muncaster Mill Rd.) into a new Dunkin’ location in Derwood. We have learned of additional details regarding the potential location.

Per the planning documents, the proposed restaurant would be 2,500SF and would include a drive-thru. The site plan was submitted in connection with the adaptive re-use of the property located at 17700 Muncaster Road in Derwood, Maryland. The property is currently improved with a commercial structure (childcare facility) that was developed under the standards of the prior C-1 zone (“Convenience Commercial’).

The Applicant proposes to repurpose the existing commercial building for a Dunkin’ Donuts restaurant (“Dunkin’, with single drive-thru lane). Per the application, the the project will “significantly improve the visual appearance of the Property, through architectural enhancements of the existing building and streetscape improvements (including a new 8-foot wide shared-use path to accommodate both cyclists and pedestrians), and also provides an opportunity to implement stormwater management on the Property, where there currently is none.”

Additionally, although the transportation report demonstrates it is not required, the Applicant also proposes to improve circulation by providing a left turn lane from Muncaster Road into the property. The project is currently going through the approval process.
