In May we let you know of a Schematic Development Plan (SDP) by Peterson Cos. to develop parts of Rio Lakefront with up to 500 multi-family residential units apartment units and 43,000 SF of retail uses in four buildings located throughout the Washingtonian Center. The City of Gaithersburg has provided an update that consists of several exhibits of public comments made by community members on the proposal (links to comments available below).
Per the description of the SDP, the application will “continue the transformation of the overall site into a place where people can truly Live, Work and Play” by adding residential uses to the property. Area C of the Sketch Plan, which is located between Uncle Julio’s and Marriott, will contain approximately 210 multifamily units and 12 stacked townhome units on previously undeveloped land. The 210 multi-family residential units will be developed in two separate buildings adjacent to the existing Washingtonian Lake. The existing playground on the east side of the lake will also be relocated to the south and towards the lake to allow higher visibility and the construction of transportation improvements.
Building 2 will contain approximately 77 multi-family residential units located on the north end of Area C between Uncle Julio’s restaurant and the Carousel. Building 3 contains approximately 117 multi-family residential units located on the south end of Area C adjacent to the existing Marriott hotel. Building 4 consists of 6 stacked townhomes containing 12 multi-family residential units along Washingtonian Blvd. between the former Sodexo office tower and the Leidos office building.
Area A will contain approximately 257 multi-family residential units and 42,575 SF of retail in Building 1. It will replace the existing 93,000 SF retail building (currently occupied by Kohl’s) at the west end of Area A and include adding 2-levels to the existing parking garage at the west end of Area A. The parking requirements were calculated across both Area A and Area C as reflected in the data table included in the SDP. Residential parking is based on 100% usage all the time. Commercial parking is based on “shared parking” per City of Gaithersburg code. The additional residential units are parked per City parking regulations. Overall, there is a surplus of approximately 681 parking spaces throughout the entire RIO Washingtonian project.
