Bubbakoo’s Burritos Still Planned for Olney, Now Targeting a 2026 Opening

Back in June, we reported that New Jersey-based Bubbakoo’s Burritos had signed on to open its first Montgomery County location at 16822 Georgia Avenue in Olney. Since then, the “coming soon” signage on the storefront has been removed, leading many to wonder if the project was still moving forward.

Both Bubbakoo’s and the leasing team have confirmed that the Olney location is still very much happening. A representative for the fast-casual chain shared that the restaurant is now aiming for an opening “sometime in 2026.”

The June update also wrapped up a months-long mini-mystery surrounding the space’s previous tenant-in-waiting, Ramen Ya. The ramen shop had originally been set to open in the location and even had equipment delivered, but after extended inactivity it was confirmed that it would no longer be coming to Olney.

One change since our earlier report is that Olney may no longer be home to the first Bubbakoo’s in Montgomery County. The brand has also signed on for a stall inside the Market Hall at Clarksburg Premium Outlets, located at 22705 Clarksburg Road. That buildout will be significantly easier than converting the standalone space in Olney, so Clarksburg is now the more likely first arrival for the county.

Bubbakoo’s Burritos is a fast-casual Mexican-fusion chain that started in Point Pleasant, New Jersey, in 2008. The restaurant is known for customizable burritos, bowls, tacos, quesadillas, and its more unique offerings, including the “Chiwawa,” a lightly fried panko-crusted cheesy rice ball. The menu also features “Killer Creations” with bold flavor profiles such as Honey Sriracha and Nashville Hot. The brand focuses on fresh ingredients, fast service, and strong community engagement.

We’ll continue to provide updates as the Olney project moves forward and as timelines for both county locations become clearer.
