Construction Progresses on Montgomery County’s Second Sheetz

Construction is continuing to move forward at the future Sheetz location in Gaithersburg, with the project now entering a stage where completion appears to be just a few months away.

The new 4,959SF Sheetz retail building and accessory automobile filling station is being developed at the Walnut Hill Shopping Center at 16529 South Frederick Avenue. Work on the site began in December, marking the start of what will become the second Montgomery County location for the popular convenience store chain.

Recent progress on-site suggests the project is advancing steadily. As construction crews continue building out the structure and surrounding infrastructure, the timeline now points toward a potential opening later this year.

Plans for the site include a retail building just under 5,000SF, along with a fuel station featuring up to six gasoline canopies and 12 pumping stations. The development is part of a larger retail pad within the shopping center and aligns with a previously approved concept plan for the property following its annexation into the City of Gaithersburg in November 2023.

The Sheetz will join a growing list of updates within Walnut Hill Shopping Center. A new 2,385SF Chipotle with a drive-thru was approved late last year and is also moving forward as part of the center’s redevelopment efforts. To make way for the new construction, an older bank building on the property is being demolished. The structure had not operated as a bank for at least a decade prior to redevelopment.

Sheetz continues to expand its footprint in Montgomery County following the opening of its first location in 2023 at 751 Progress Way in Gaithersburg. The chain is known for its made-to-order food, 24-hour service, and combination of convenience retail and fuel stations. It operates more than 650 locations across several states and has surpassed 800 locations nationwide.
