Montrose Shopping Center in Rockville continues to build momentum as new leases, recent openings, and upcoming tenants reshape the property, highlighted by the flex industrial portion of the center now reaching full occupancy.
According to KLNB, the Mid-Atlantic commercial real estate brokerage firm, its Maryland Landlord Team led by Principal Ken Fellows and Associate Keiry Martinez secured three additional leases totaling 8,608 square feet at 5520-5636 Randolph Road, bringing the flex space to 100% leased. The new tenants include American Cedar & Millwork, a family-owned supplier of high-end architectural building materials occupying 4,208 square feet. Corolla Beauty, a beauty supply and wholesale business focused on professional-grade hair care products and salon equipment, will take 2,200 square feet. Neural Movement, a fitness and rehabilitation concept centered on neuroscience and physical performance, will also occupy 2,200 square feet.
KLNB said the leasing strategy focused on identifying tenants that aligned with both the operational needs of the space and the long-term goals of the property owner. “The landlord came to us with a clear objective, and they chose KLNB because they knew our reputation for delivering results,” said Keiry Martinez. “Our deep understanding of the industrial market allowed us to provide our client with the data-focused insights necessary to make informed, confident decisions. It’s rewarding to see this property reach full capacity through a collaborative effort that prioritizes the specific needs of our client.”
At the same time, the broader shopping center is seeing continued activity across its retail and dining mix. Flavor Hive, a viral halal fusion restaurant, has already opened at the center, marking its first Maryland location. The concept is co-founded by local social media personality Shihan Chowdhury, known as “Chilipeppercooks,” alongside business partner Amgd Gende. Chowdhury, a Montgomery County native and Seneca Valley High School graduate, brings a hometown connection to the project. It has been a major hit since opening.
More additions are on the way. K-Wave, a fast-growing K-pop retail brand specializing in albums, merchandise, and collectibles, is planning a new location at 5534 Randolph Road, with a target opening of May 2026. Signage is also now up for a new Goodwill store at 5520 Randolph Road, confirming plans for the nonprofit retailer to take over the space previously occupied by Planet Aid.
