Downtown Silver Spring Building Sells For $2.6 Million

A two-story mixed-use building in downtown Silver Spring has changed hands.

According to Maryland Newsletters, Christanova LLC, based in Takoma Park, purchased 8215 Fenton Street for $2.6 million. The 13,175 SF property sits just east of Georgia Avenue and was sold fully leased.

The building is divided into three separate commercial spaces. A 2,375 SF street-level retail space is leased to Spa Mesu, while the remaining two office suites, totaling approximately 10,800 SF, are leased to Comprehensive Disability. The property was also reported to include tenants such as Lucky Dog Films.

According to the listing, the office space features numerous private offices, conference rooms, reception areas, kitchenettes, lounge space, and an outdoor patio. The building is fully sprinklered, equipped with a security alarm system and CAT 6 wiring, and all three spaces are wheelchair accessible from grade level.

Additional features include a brick and Dryvit exterior, double-pane windows, gas heat, electric air conditioning, five on-site parking spaces, nearby county parking garages, and street parking along Fenton Street.
