Rockville Industrial Complex Sells for $12.3 Million

A two-building industrial complex along Wilkins Avenue in Rockville has been sold for $12.3 million, according to Maryland Newsletters.

Land records cited by Maryland Newsletters show that a partnership affiliated with Fernau LeBlanc Investment Partners purchased the properties at 12288-12294 Wilkins Avenue. The complex includes approximately 64,369 SF of multi-tenant industrial and warehouse space in one of the remaining industrial areas in central Montgomery County.

The property consists of two buildings situated on a 2.87-acre site. The larger building is an approximately 42,998 SF, two-level over-and-under industrial building, with individual warehouse units generally starting at approximately 1,775 SF. Some tenants have combined multiple units to create larger spaces.

According to marketing materials from ROSSI Commercial Real Estate, the larger building includes drive-in bays, van-height loading docks and ramped docks. A second, single-story warehouse building totals approximately 21,371 SF and includes loading docks and drive-in bays.

The complex is occupied by multiple industrial and warehouse tenants of varying sizes and was sold with only about 3,550 SF vacant, according to Maryland Newsletters.
