Former Sodexo Headquarters Rebranded as “Waterfront at Washingtonian”, Now 85% Leased

The former Sodexo headquarters in Gaithersburg has been successfully rebranded as “Waterfront at Washingtonian” and is now 85% leased, thanks to a significant new anchor tenant and recent comprehensive upgrades.


Prime US REIT, a Singapore-listed real estate investment trust, announced in late June 2025 the signing of an 11-year lease for a minimum of 120,000 SF with an American advanced clean energy and fuel design engineering company, backed by a global e-commerce giant. This major commitment, alongside earlier leasing activities, has dramatically boosted the building’s occupancy from 33% prior to renovations to over 85%.

The transformation of the 325,455 SF Waterfront at Washingtonian, completed in October 2024, aimed to create a modern, amenity-rich office destination. Enhancements include a two-story, light-filled lobby with concierge, two new tenant lounges, an 1,800 square foot flexible conference center, a full-service gym overlooking the lake, and a Grab & Go Café with water views. These features are designed to foster collaboration, wellness, and community, aligning with the growing “flight-to-quality” trend in the U.S. office market.

Rahul Rana, CEO of Prime US REIT Management, highlighted the success, stating, “This partnership reflects our shared focus on creating workplaces that employees want to return to.” He added that a recent 43,000 square foot lease at another Prime US REIT asset, Village Center Station I in Denver, with a firm now also a tenant at Waterfront at Washingtonian, validates their commitment to consistent quality and exceptional experiences. Prime US REIT expects a net gain in overall portfolio occupancy by the end of the year.
