Two Buildings Near Montgomery County Airpark Sold for $4.99 Million

A Rockville-based partnership has purchased two buildings in the Montgomery County Airpark area for $4.99 million, according to Maryland Newsletters.

The buyer, Prasad Properties, which shares an address with Rockville Metals at 801 E. Gude Drive, acquired the properties at 7905 Airpark Road and 7904-7914 Queenair Drive. The acquisition totals 23,749SF across two buildings located near the entrance to the Airpark at the corner of Airpark Road and Queenair Drive.

Per the report, the smaller of the two buildings measures 10,186 square feet and is fully leased to two tenants, Ewing Irrigation and High’s Chimney Service. The larger building, which totals 13,563SF, was vacant at the time of sale.

According to the leasing page from KLNB, the building includes approximately 7,287SF of warehouse space, a 3,138SF first-floor showroom, and 3,318SF of second-floor office space. The property features five drive-in doors and one dock loading position, 28+ parking spaces, and 17-foot clear ceiling heights. The building has gas heat, 3-phase 120/208-volt electrical service with 1,500 amps, and IL 1.0 zoning that allows for automotive use. The site is also adjacent to the Montgomery County Airpark.
