$4.25M Kentlands Listing Could Shatter Neighborhood Record

A newly listed home in Gaithersburg’s Kentlands neighborhood is setting a new bar for the community, hitting the market at $4.25 million and potentially shattering the previous record by a wide margin.

The property at 127 Thurgood Street is now the highest-priced listing ever in the Kentlands/Lakelands neighborhood, far surpassing the current record sale of $1.565 million set by 730 Turtle Pond Lane, which sold above its $1.55 million asking price in just one week. That sale had edged past the previous $1.53 million record shared within the Kentlands and Lakelands communities.

While the price tag is turning heads, listing agent Tina Nader of TTR Sotheby’s says the home exists in a category of its own. “While it represents the highest price point, it also delivers a level of design, scale, and execution that hasn’t been available in Kentlands before,” Nader said. “It’s a one-of-one embedded in one of America’s most iconic walkable communities.”

Built in 2020 by Mitchell & Best, the home spans approximately 11,500SF across four finished levels and sits on a 0.41-acre lot, something rarely seen in a neighborhood known for its intentionally modest lot sizes and walkable design.

According to Nader, the pricing reflects not just the home itself, but what it would cost to recreate it today. “To build a luxury, high-end home in Montgomery County averages between $400 to $600 per square foot,” she said. “To build this home today would cost approximately $5.5 million, plus at least another $1 million for the lot. The location and the lot are truly exceptional.”

From the outside, the home blends into the architectural style of the Kentlands. Inside, it’s a completely different story. “This offering does not compete within the Kentlands market. It exists as a category of one,” Nader said. “It’s positioned at the top of the market because it has no direct comparison in the neighborhood.”

The sellers say the decision to list the home was not an easy one. “While we absolutely love our community, friends, and neighbors, it’s always been a lifelong dream for us to live out west,” they shared. “Recently, we were fortunate enough that some personal circumstances changed to make this a real possibility now instead of years down the road. It’s been a really tough decision, but we think it will be a great new adventure for our family.”

They added that they will miss the Kentlands, calling it a one-of-a-kind community, but look forward to returning to visit and hosting friends in their new home in Park City.
