Rio Lakefront Update: Openings, Closings and More (June 2026)

Here’s a look at the latest openings, closings, and upcoming projects at Rio Lakefront in Gaithersburg.

  • DICK’S Sporting Goods House of Sport: DICK’S Sporting Goods has officially opened its new House of Sport after a $10.2 million renovation. The transformed store features interactive attractions including a rock climbing wall, indoor track, golf simulators, and customization stations, and is celebrating its grand opening with a three-day event from June 5-7 featuring athlete appearances by Lauren Betts, Tom Wilson, and Sonny Styles, giveaways, special promotions, and hands-on activities.
  • J.Crew Factory: J.Crew Factory is expanding in Montgomery County with a new location planned for Gaithersburg. The retailer will take over the former Finewine.com space at 20 Grand Corner Ave., Suite A.
  • Kareem’s Lebanese Kitchen: Construction continues on Kareem’s Lebanese Kitchen at 212 Boardwalk Place, taking over the former Bach to Rock space. The restaurant currently operates a well-reviewed location in Naples, Florida and is known for shawarma, mezze, and other Lebanese specialties.
  • Mason’s Famous Lobster Rolls: Mason’s Famous Lobster Rolls reopened at 201A Boardwalk Place on May 7 under new ownership after being temporarily closed for several months.
  • Orange Pocket: A new Japanese and Korean-inspired pop culture and lifestyle store is coming soon to 30 Grand Corner Ave. The shop will feature gashapon machines, claw machines, blind boxes, snacks, beauty products, collectibles, stationery, and home goods, with an opening targeted for August.
  • Rosegate Boutique: Rosegate Boutique is now open at 22 Grand Corner Avenue in the former Bluemercury space. The boutique offers women’s fashion, shoes, accessories, gifts, home décor, and Mackenzie-Childs products.
  • Chico’s: The women’s clothing retailer closed its Rio location at 20 Grand Corner Ave., Ste. B in Gaithersburg in late April.
  • White House Black Market: White House Black Market at 129 Boardwalk Place permanently closed on April 23. The retailer specialized in women’s apparel, workwear, dresses, and accessories.
  • Possibly Coming Soon: Peterson Cos. has requested schematic development plan approval for up to 500 multi-family residential units and 43,000 SF of retail uses in four buildings located throughout the Washingtonian Center at Rio in Gaithersburg.
