All theaters now have reclining seats and reserved seating (think iPic). The kitchen is not quite ready to go yet, but should open in about two weeks. For now, there is gourmet popcorn available as well a variety of milkshakes, including: Reese’s Pieces, Junior Mints, churro, Ghirardelli chocolate, and a “build-your-own” option.

More good news…prices aren’t expected to change for a few months. I was told possibly up to half a year! For now, an adult ticket after 4pm costs $12.31 ($10.66 from 12pm-4pm, and $6.15 before noon).


Poki DC will be opening soon in Rio according to their signage and recent Facebook post (it’ll be located near the movie theater across from BGR). Their North Bethesda store at the Georgetown Square shopping center is expected to open later this summer as well (10400 Old Georgetown Road).

The Rio location will be opening this summer and has a lot to offer.


I spoke with a representative from the Rio Washingtonian Center this morning and was told that their leasing team is “speaking to a handful of restaurants for that space” and that there is nothing to share at this time.

Prior to Cafe Deluxe, the location was home to Hamburger Hamlet. Whether it’s Silver Diner or not, it seems we may find out who is moving in relatively soon.


The renovation of the theater to include reclining seats, upgrades concession offerings, etc. will start soon. It appears as though AMC is upping their game ahead of the Cinepolis Luxury theater that is supposed to arrive just a couple miles down the street in the Kentlands later this year (November 2018). AMC will remain open during renovations.

Earlier this week we broke the news that Dave & Buster’s officially executed the lease with Rio. They are still in the process of acquiring all of the proper permits, but according to the e-mail it is expected to open sometime in 2019.


An amendment to the site plan was recently approved by the Gaithersburg Planning Commission. On February 21st the Planning Commission will vote on the final site plan.

Yard House has had meetings with staff regarding permits, but have not yet filed for them. Once they have their permits they will be able to start with the building demo and construction.
