The 270 Center on Shady Grove Road in Gaithersburg has long been home to major retailers including Home Depot, Nordstrom Rack, Men’s Wearhouse, and Five Guys. Over the last year, the shopping center has undergone several notable changes, with new businesses opening while one prominent space remains vacant.
The largest vacancy belongs to the former Amazon Fresh grocery store, which closed permanently in February as the company shuttered locations across the nation. In the weeks leading up to the closure, the store held what appeared to be a liquidation sale, drawing bargain hunters looking to scoop up discounted merchandise. The approximately 30,900 SF space is now being marketed as a “rare box opportunity,” and no replacement tenant has been announced.
Meanwhile, Hobby Lobby recently opened at 15750 Shady Grove Road after several months of construction. The arts and crafts retailer took over the longtime home of Best Buy, which closed permanently in 2024 after serving the Gaithersburg community for approximately 30 years. While Hobby Lobby had originally announced a June 8 opening date, the store quietly welcomed customers a few days ahead of schedule.
Another recent addition to the center is Maman Joon, a fast-casual restaurant specializing in Persian cuisine. Located at 15780 Shady Grove Road in the former Pieology space near Five Guys, the restaurant opened in November. Maman Joon brings a home-style approach to traditional Persian cooking, featuring kabobs, rice dishes, stews, vegetarian offerings, and desserts inspired by family recipes. The restaurant also highlights spices sourced directly from Iran, helping deliver an authentic taste of Persian cuisine to Montgomery County diners.
Separately, a new Nordstrom Rack is planned for Congressional Plaza in Rockville, where a permit valued at more than $2 million was approved last month for upcoming construction. The existing Nordstrom Rack at the 270 Center continues to operate normally, and no changes to that location have been announced.
