There is a new record for the most expensive condo ever sold in DC, according to BizJournals. The $11 million sale of Penthouse 2C at 3150 South St. NW, the Ritz-Carlton Residences Georgetown breaks a record set just two months ago by another penthouse… in the same building.

“The Ritz-Carlton penthouse was first listed for $18 million in January 2021, then reduced to $14.5 million about eight months later to better reflect market dynamics.” according to the article. The record-breaking unit belonged to the late philanthropist Michelle Smith, the daughter of late developer Robert H. Smith whom the Maryland School of Business is named for.

The building is home to 28 residences, which feature “high ceilings and generously proportioned windows overlooking the Potomac River, providing an elegant backdrop and allowing for natural light to fill The Residences, which enhances the generous sense of space.” Residents of The Residences also get to enjoy the personalized services of The Ritz-Carlton.

The Ritz-Carlton Residences Georgetown opened in April 2003. The developer has sold all homes at this property and no longer operates a sales office. Two months ago, the previous record was set when Penthouse 2A at 3150 South St. NW, at the Ritz-Carlton Residences Georgetown was sold for $9.5 million.

Back in November, we reported that the $48 million sale of River View (7979 E. Boulevard Drive in Alexandria, VA)– a 16,000 square foot home with an additional carriage home had set a new record for the most expensive home sale in DMV (DC, Maryland, Virginia) history. The home was bought buy Montgomery County native and owner of the Washington Commanders, Dan Snyder, according to a report by the Washington Business Journal.

The home belonged to the former CEO of Lockheed Martin, Robert Stevens, and was first listed a year ago (October 2020) for $60 million. At the time, listing agent Heather Corey of TTR Sotheby did not name the buyer, but did include that the buyer paid cash for the property (a term that means a loan was not taken out for the purchase).

Per the BizJournals reports, “the team owner had contributed $25,000 to Virginia Gov. Glenn Youngkin’s inaugural committee on Jan. 7, and in the report the committee filed with the State Board of Elections, he listed River View’s address at 7979 E. Boulevard Drive as his home address — and Washington Football Team owner under business or employment information.

Snyder, whose net worth has been reported to be $4B by Forbes, has been the focus of several House Committee on Oversight and Reform discussions concluding a recent roundtable with several former Washington Football Team employees, discussing issues of workplace misconduct and the National Football League’s (NFL) failure to take steps to prevent sexual harassment and verbal abuse within the organization under the leadership of owner Dan Snyder.

New Washington Wizards guard, Kentavious Caldwell-Pope (KCP), is now a MoCo resident. Biz Journals recently reported that the NBA player bought a home in Potomac for $4.9 million.

According to our real estate expert, Nurit Coombe (The Agency DC), the home, which is located on Newhall Road in Potomac, was originally listed for $5,499,000 and later changed to $4,999,000, before closing at $4,900,000.

Per Nurit, “This home was built by Niroo construction company, a luxury high-level builder, and they originally built this home for themselves, so they spared no expense on materials or upgrades.”

“Everything from a heated driveway, embassy rooms, a high end gorgeous kitchen, custom bathrooms, elevators, smart technology and automation, to beautiful outdoor spaces with a sports court, and outdoor kitchen and pools. This is not your typical home because the price per square footage to build this home was very high, which actually makes this home a great value.”

KCP bought the home in September, but details weren’t made public until recently. He has averaged over 11 points per game as a part-time starter for the Wizards and has been a big part of the team’s hot start, with a 14-8 record about a quarter of the way through the season.

Before his trade to the Wizards, Caldwell-Pope played with the Lakers for four seasons, where he won an NBA championship in 2020. He was drafted eight overall by the Detroit Pistonsin the 2013 NBA Draft.

None of the D.C. area’s top zip codes for homebuyers are in the District, according to a Zillow analysis highlighted in a report by Axios.

They’re all in suburbs and even exurbs of the city, including one in West Virginia. Three of the five can be found right here in MoCo.

Per Axios, “The online real estate marketplace tracked which ZIP codes had the highest number of average website views in the D.C. metro.”

The top 5, which were not presented in order include the following MoCo zip codes:

20854: This includes part of Potomac. The typical home value in this area is $1,073,039, according to Zillow, up 12.8% from last year.

20851: This covers part of Rockville and North Bethesda. The typical home value in this area is $468,035, a 9.9% increase over the last year.

20905: This area primarily consists of Cloverly. The typical home value in this area is $594,147, an 11.6% increase over the last year.

Dan Reed of Just Up The Pike referred to Cloverly as “Potomac-sized houses without Potomac prices.”

The MoCoShow’s real estate expert, Nurit Coombe of The Agency DC and Team Nurit, says “Montgomery County has always been attractive. People are moving out of DC for more space.”

”We have great schools, excellent services, new shopping centers and restaurants, and a lot has changed in the past few years.”

On October 7th of 2019 we broke the sad news of Woodside Deli closing its Silver Spring location after seven decades of serving the community.

The building has remained vacant since that time without much news, but was recently put up for sale.

You can purchase the iconic 2,365 square foot building, located on 9329 Georgia Avenue, for $1.5 million, according to a listing on commercial real estate website LoopNet.

Woodside Deli still operates at 4 N Washington Street in Rockville. A Germantown location, which hasn’t been affiliated with the original Woodside Deli for years, is also still open at 13048 Middlebrook Road.

Construction has recently begun at the former Montgomery Village Golf Course. Monument Realty is in charge of building the planned community that will be known as Bloom Village.  The 150 acre site will consist of townhomes, single-family homes, walking paths, picnic areas, a dog park and an edible garden. The first homes are expected to be ready by Summer 2021.
